Building Our Future in Uncertain Times

Maximizing Public and Private Project Dollars Through Innovations in Financing and Technology

Join the Construction Institute as we examine successful projects and approaches that are structured "outside of the box." Our goal is to bring together AEC industry professionals, including decision makers and owners, to hear success stories of alternative approaches, including alternative financing arrangements and to engage in an interactive discussion of how we can put those ideas into practice.

PROGRAM MODERATOR:  Martin A. Onorato, Partner, Robinson + Cole

SKANSKA'S SEAPORT 101 Boston, MA: Al Gogolin, PE, LEED AP, Senior Vice President, Skanska

The project is s located in a formerly underutilized neighborhood (think Hartford, think Bridgeport). Skanska approached its work revitalizing this underutilized area wearing an interesting combination of hats – as the owner, developer, and construction manager. Learn how this approach benefited the project. The construction itself is also worth discussing. Here are some of the details that caught our interest - The highly sustainable building employs a 40,000-gallon tank rainwater reuse system, reducing its water use by approximately 30%. The building also includes a highly efficient chilled-beam mechanical system, which was first pioneered in Boston at Skanska’s Seaport 101.

MARRIOTT'S MODULAR CONSTRUCTION PROCESS Nationwide: Dave Walsh, Senior Director, MSB Project Manager, Marriott International

Marriott international has announced plans to use modular construction on about 13% of its northern American hotels. The company issued a press release indicating that it expects to sign 50 hotel agreements this year that include prefabricated bathrooms or guestrooms in their design. Marriott has already opened one modular hotel in California, was completed two months at a schedule. Marriott’s adoption of the technology is mission driven:  “We want to start a movement to change the industry and feel the modular process will be a game changer for our valued development partners,” Karim Khalifa, Marriott International’s senior vice president of global design strategies.[i]

THE POWER OF P3: FALLS CHURCH, VA CITY PUBLIC SCHOOLS: Robert Jones, Senior Construction Manager AVP, Arcadis

In 2002, Arcadis developed a Comprehensive Agreement for Mary Ellen Henderson Middle School, which was the first P3 building project in Virginia. The project was completed two weeks early and the School Board received over $570,000 back in shared savings. This agreement has since been employed to deliver several more P3 projects throughout Virginia, including George Mason High School, Mount Daniel Elementary School, and Thomas Jefferson Elementary School. Learn about Arcadis' “outside of the box” approach to structuring P3 solicitations leverages a project’s unique elements to make it attractive to developers while protecting the best interests of the owner.
