Construction Institute 101 Educational Series in collaboration with SMPS

Our new educational event series called "Construction Institute 101", is designed to bring together everyone who works in, markets and supports the AEC industry -- whether you are brand new in your role or a seasoned professional, this series is for you. Each semester we will present a new session that will dive into a particular facet of the industry. We will discuss how we connect with each other, ways we can better collaborate and gain a general understanding of how we can work together effectively.

Session #2: The Life Cycle & Costing of a CM at Risk Project

What are the phases of a design project? – How are costs projected and tracked throughout? How do the Architect, Cost Estimator, Construction Manager and Owner collaborate in each phase?

In this session we will explain in detail the various phases of delivering a project from conceptualization to close-out. Each of the experienced panelists will describe their individual roles and how they collaborate to see a project through to its completion.

Phases that will be covered in this session will include:

  1. Conceptual/Schematic Design
  2. Design Development
  3. Construction Documents
  4. Bidding
  5. Construction Administration
  6. Close-Out

Learning Objectives

  • Identify and describe the respective phases of a design project.
  • Understand the roles of each player throughout all phases of a CM at Risk project.
  • Understand how a cost estimate is established and how the entire team works to keep it on budget throughout all phases.
  • For each phase, identify the team members involved and their roles and responsibilities.
  • Identify best practices for each phase.
  • Discuss real challenges and solutions citing project examples (or develop a “case study” to present to attendees).
  • Perspective from the Owner, Architect, Cost Estimator and Construction Manager regarding:
    • “What is important to me…”
    • “What I need you to know…”
    • “What I define as success…”
